I was previously a Home Inspector for over 10 years. I understand the importance and value of pre-listing inspections for sellers which is why I am willing to cover the cost of your home's pre-listing inspection up to $600 upon the closing of the sale.
In my years of experience, pre-listing inspections rarely discover huge deal-breaking issues that cost hundreds of thousands of dollars to repair. Typically, a pre-listing inspection report will identify things like an 18 year old hot water tank that needs to be replaced, broken bathroom fans, missing electrical cover plates and so on. None of these items are deal breakers individually, however with enough small items put together, they very well could be.
Many buyers don’t want to spend $500-$600 for a home inspection when there is no guarantee of being the successful bidder cases of multiples offers. In other situations, timing can play a part in potential buyers being unable to schedule a home inspection in time.
Having a pre-listing inspection, or a review of items typically discovered during a home inspection guarantee that your potential buyer pool remains as close to 100% as possible. This percentage becomes less over time due to buyers' preferences, other properties that become available and the property itself. My goal is to try and keep the number of interested buyers as high as possible.
Some Sellers may incorrectly think that a pre-listing inspection may uncover an issue that will scare Buyers away when in fact, one of two things happen. Either the items identified have an opportunity to be addressed prior to listing the property, or the issues identified are taken in to consideration in your asking price. Most Buyers will conduct their own home inspection regardless so isn't it better not to be caught off guard half way through the purchase and sale process?
You only have one time to make a first impression and this holds true to your home on the market as well. A pre-listing inspection will help you make sure your home shows as best it can when it hits the market.
